The Ottawa Real Estate Market is Hot. Which neighbourhoods are the hottest.

In a hot Ottawa Real Estate Market we have noticed that not all neighbourhoods are created equal. We decided to dive into a Q1 2018 versus Q1 2019 assessment in an effort to determine what neighbourhoods are performing well on a value increase level, and what neighbourhoods are performing well on a popularity level. Of course, popularity could be driven by affordability and inventory availably considerations. Read below to find out which Ottawa neighbourhoods are hot, and which Ottawa are not so hot in the Q1 quarterly review.


We broke down our assessment into four categories.
• Popularity - Ottawa neighbourhoods with the largest increase in sale volume.
• Performance - Ottawa Neighbourhoods with the largest price change percentage.
• Popularity – Ottawa neighbourhood with the most improved activity – Based on Percentage year over Year.
• Performance – Ottawa neighbourhood with the worst performing year over year price change.

Popularity - Neighbourhoods with the largest increase in Sales Volume 

This section is intended to outline the Ottawa neighbourhoods with the largest increase in total sales volume. In other words, the largest increase in total homes sold in the same period.

1. Fallingbrook had a sales increase of 23 sales.

2. Chapel Hill South had a sales increase of 11 sales.

3. Stittsville had a sales increase of 11 sales.

4. Chapel Hill had a sales increase of 8 sales.

5. Bridlewood had a sales increase of 6 sales.

Performance - Neighbourhoods with the largest price change percentage

This section is intended to outline the Ottawa neighbourhoods with the largest improvement percentage price change, Q1 2018 vs Q1 2019. In other words the Ottawa neighbourhood with highest home value growth rate.

1. City View had a price change of 52.87% from 2018 to 2019

2. Qualicum had a price change of 35.86% from 2018 to 2019.

3. McKeller Heights had a price change of 35.61% from 2018 to 2019.

4. Greenboro East had a price change of 34.51% from 2018 to 2019. 

5. Cardinal Creek had a price change of 31.25% from 2018 to 2019.

Popularity – Ottawa neighbourhood with the most improved activity – Based on Percentage year over Year

This section is intended to outline the Ottawa neighbourhoods with the most improved sales volume percentage. In other words, the Ottawa neighbourhood that saw the best year over year improvement in total sales volume.

1. Manordale had a price change of 150% from 2018 to 2019 with 4 sales in 2018 and 10 sales in 2019.

2. Fallingbrook had a price change of 88.46% from 2018 to 2019 with 26 sales in 2018 and 49 sales in 2019.

3. Chapel Hill South had a price change of 84.62% from 2018 to 2019 with 13 sales in 2018 and 24 sales in 2019.

4. Chapel Hill had a price change of 72.73% from 2018 to 2019 with 11 sales in 2018 and 19 sales in 2019.

5. Bell's Corners had a price change of 60% from 2018 to 2019 with 10 sales in 2018 and 16 sales in 2019.

Performance – Ottawa neighbourhood with the worst performing year over year price change

1. City View had the worst price change with -13.50% from 2018 to 2019.

2. Old Ottawa South had a price change of  -9.20% from 2018 to 2019.

3. Crystal Beach had a price change of  -6.98% from 2018 to 2019.

4. Chapel Hill had a price change of  -3.92% from 2018 to 2019.

5. Blossom Park had a price change of  -3.89% from 2018 to 2019.
